ASSESSMENTS
What your assessments cover
Your annual assessment helps keep Lakewood Forest safe, beautiful, and well-managed. The HOA’s annual budget and financial reports are available here. These funds support essential services and community upkeep, including:
Trash & Recycling
Weekly curbside pickup is included for all residents—no sign-up required. This service is provided by RRRTX.
Constable Patrol
The HOA contracts with Harris County Precinct 4 to provide dedicated law enforcement coverage, including patrols, crime response, and community safety initiatives.
Street Lighting
The HOA pays monthly energy costs to CenterPoint to keep neighborhood streetlights operating.
Mosquito Spraying
Seasonal fogging helps control mosquito populations and protect public health.
Common Area Maintenance
The HOA maintains over 50 landscaped medians, entrance monuments, and shared green spaces. This includes irrigation, seasonal color changes, mulching, and tree trimming.
Pond & Park Upkeep
The HOA maintains the pond in the Gardens of Lakewood Forest and contributes to the upkeep of nearby parks.
Administrative Costs
Assessments also fund legal services, insurance, payroll for HOA staff, and technology systems that support compliance and communication.
